According to a new CBRE report, Houston’s coworking market is having a moment, despite the industry’s growing vacancy rates and weak demand.

Indeed, Houston was discovered to be the largest metro in the United States to see an increase in coworking and flexible office space.

According to the report, which examined flexible office supply in 49 North American markets between the fourth quarter of 2020 and the third quarter of 2021, Houston’s net supply increased by 5.3 percent, making it one of the few regions that saw an increase in space.

Most flexible office operators in major US cities were forced to relinquish space to landlords as a result of the pandemic. As a result, the industry’s total footprint in the country was reduced by 12.2 million square feet.

Houston, on the other hand, added 153,000 square feet during the study period, bringing its total supply to 3.1 million square feet.

The expansion of coworking operator Common Desk, which accounted for 84 percent of new space during this time period, contributed significantly to the accelerated supply. WeWork acquired the Dallas-based firm last month, and it has been rapidly expanding its footprint since 2020.

According to CBRE brokers, the increase in flexible office supply is also assisting landlords in meeting new demand from tenants seeking flexible lease options rather than long-term leases.
